Prevent Terrace Leakage Before It Reaches the Ceiling

A terrace remains exposed to rain, sunlight and temperature changes throughout the year. Leakage often becomes visible only after water has travelled through the upper layers and caused damp patches, peeling paint or ceiling damage. A prevention-first terrace waterproofing plan should therefore begin with drainage, surface condition and repairs, not the immediate application of a coating.
Start with the Slope and Water Outlets
After rain, check whether water drains freely or remains in depressions. Standing water keeps weak joints and cracks wet for longer. Where required, correct the slope with a properly laid screed so that water moves towards clear outlets.
Before further work, confirm that:
Drain mouths are open and below the surrounding finish.
The screed is firm, even and bonded to the base.
There are no hollow, loose or powdery patches.
Repairs have been allowed to set and cure.
A waterproof layer applied over weak screed may lose support even when the selected waterproofing material is suitable.
Can we perform terrace waterproofing directly over existing old concrete or weather tiles?
Waterproofing can be carried out over tiles, but it requires thorough cleaning and removal of existing sealants or coatings before application. The same principle applies to old concrete: remove dirt, debris and loose material, then repair weakened portions. Loose tiles, hollow patches, open joints and unstable previous treatments should not remain below a new system.
Inspect and repair:
Cracks in the slab or screed
Terrace-to-parapet junctions
Gaps around pipes and service entries
Drain edges
Damaged or previously repaired areas
Fill cracks and gaps with a suitable sealant, mortar or compatible repair material.
Choose a Method After Preparing the Base
Terrace treatments are divided into traditional and modern methods. Suitability depends on terrace condition, structural capacity, climate and maintenance requirements.
Traditional Methods
Brickbat coba: This method uses flat bricks laid with gaps, bonded with cement and filled with dense slurry. It requires curing, including keeping water on the roof for at least two weeks. It adds significant roof load and may require rework if water enters.
Lime terracing: In this method, a lime-and-molasses mixture is used over concrete, followed by curing and regular watering. It may not be long-lasting.
Mud phuska: This one uses clay and bhusa sand, followed by mud-and-cow-dung plaster. It suits hot areas and limited budgets but is time-consuming, requires curing and adds structural load.
Modern Methods
Bituminous roof waterproofing forms a protective bitumen layer, commonly fixed with heat and modified for flexibility. UV exposure may reduce its effectiveness.
Liquid deck treatment uses a hydrophobic, glass-fortified liquid membrane. It is flexible, requires multiple coats and can be applied over concrete, asphalt and bitumen.
Acrylic coatings are roller-applied, offer tensile strength and UV resistance, and help prevent mildew growth. They are available in different colours.
For Indian terraces exposed to strong sun, the system must account for UV radiation, high temperatures and heavy rainfall. A topcoat can provide UV resistance and protect the lower layers. Periodic inspection should identify worn areas or reopened cracks before the monsoon.
Follow the Correct Layering Sequence
For coating-based systems, the usual layering sequence is:
Clean and prepare the surface.
Repair or strengthen the weakened substrate.
Apply primer for adhesion.
Apply the waterproofing base coat evenly.
Add fibreglass mesh or similar reinforcement where required.
Apply an intermediate coat to strengthen the barrier and fill voids.
Finish with a protective, UV-resistant topcoat.
Where Cement-Based Protection Fits Perfectly
